We provide property management services for:

  • furnished and/or unfurnished year around leases
  • short term and summer vacation seasonal rentals, especially beach houses, beach condos, shoreline houses, and CT waterfront properties
  • condominiums, including waterfront, beach area, and off the water
  • single family homes on the beach and off
  • multi-family houses, both shoreline and in-town locations
  • apartments on the water or in town
  • efficiencies, both waterfront and not

Our property management responsibilities (whether year round or seasonal) include, but are not limited to:

  1. Interviewing potential renters and obtaining credit information to determine the best candidate for your property
  2. Collecting rent and security payments. Rent would be forwarded on a monthly basis ...minus commission, taxes, and expenses. Rent can also be deposited into your account, or kept in our account to cover additional costs that may come up.
  3. Maintaining property to ensure the profitability of your investment. Minor repairs would be handled by our office (unless you determine a different figure). You would be contacted to authorize payment of any repairs that rise above the figure that is agreed upon. We work with a large number of reputable, dependable vendors who handle a variety of repairs to include minor repairs such as a lock change or broken window ...or major repairs such as replacement of a water heater or furnace, siding repair and installation, replacement of roofs, etc.
  4. We will keep proper accounting to provide you with all necessary reports and tax information as needed.

CONDOMINIUM MANAGEMENT SERVICES

Purpose:

  • To alleviate from the individual members of an Association:

    1. The daily duties and responsibilities of handling the details of managing the Association
    2. The daily duties and responsibilities of maintaining the condominium property
    3. Provide proficient, confident, professional, extensive and continuous management services for the condominium property.

The Parameters of Property Management:

...are the responsibilities and authorities directed to West Shore Realty, Inc. by the Board of Directors. The Board sets policies to be administered. These responsibilities and authorities can be expanded or retracted to accommodate the requirements of the Association.

Management is guided by the budget; using approvals prior to expediting orders in conjunction with the Rules and Regulations and the By laws of the Association.

Managing Agent Responsibilities:

  • Financial

    1. Monthly statements of receipts, expenses and charges
    2. Deposit all receipts collected, balance all accounts
    3. Collect all common charges/give receipts
    4. Pay all bills
    5. Prepare and report on Budget
    6. Monitor late payments and follow-up with lawyers as needed for those in violation of their common charge payments

  • Representation

    1. Attendance at Board meetings.
    2. Attendance at any special meeting called by the Board
    3. Attendance at annual or bi-annual meeting
    4. Provide packets for meetings as needed 48 hours prior to date
    5. Visit site twice monthly

  • Maintenance
    1. Coordinate & supervise repairs and alterations
    2. Purchase supplies
    3. Hire, supervise & discharge all labor and employees for maintenance projects as needed
